1.- CIMENTACIÓN Y ESTRUCTURA.
La estructura del edificio incluye las soluciones más idóneas en base al informe geotécnico previo.
La cimentación se realiza con elementos de hormigón armado. La elección entre zapatas, losas o sistemas alternativos, está en función de las características geotécnicas del terreno, su morfología y la normativa vigente.
2.- CUBIERTAS.
Es de vital importancia construir con mucha calidad la cubierta del edificio así como las terrazas para evitar posibles entradas de agua. Para ello, cumpliendo con todas las especificaciones del proyecto y empleando materiales de alta calidad y de reconocido prestigio, la ejecutaremos conforme a las normas.
3.- FACHADA.
El cerramiento exterior del edificio estará compuesto por una hoja exterior de fábrica de ladrillo hueco triple 33x16x11 cm, cámara de aire con aislamiento de panel semirrígido de lana de roca y un tabique interior de placa de yeso o tabique cerámico.
El acabado de la fachada se realizará mediante proyectado de mortero monocapa con acabado raspado, garantizado una correcta impermeabilización y permitiendo la limpieza de la misma de una manera sencilla. En planta baja, se colocará un zócalo de gres.
4.-TECHOS, ALICATADOS Y PINTURAS.
Los techos de baños y aseos estarán compuestos por placas de yeso desmontables; en las demás estancias, por placas de escayola lisa formando un techo continuo.
Los baños y la cocina se revestirán con alicatado cerámico brillo y paños con pintura antihumedad. En las estancias no húmedas, el acabo de los paramentos se realizará con pintura plástica lisa de primera calidad.
5.- PAVIMENTOS.
Para el pavimento de las zonas no húmedas se podrá elegir entre una amplia variedad de pavimentos laminados (tarima), de alta calidad, en diversas medidas y formatos según guste el cliente; en baños, aseos y cocina, se colocará
un pavimento de gres cerámico.
El pavimento de la terraza del ático se revestirá con madera tratada para el
exterior.
6.-DIVISIONES INTERIORES
Se realizará mediante sistema auto portante de placa de yeso laminado, de 78
mm de espesor total, sobre banda acústica, colocada en la base del tabique,
formado por una estructura simple de perfiles de chapa de acero galvanizado
de 48 mm de ancho, a cada lado se atornilla una placa tipo Standard en cada
cara, de 15 mm de espesor, y en el alma, aislamiento acústico mediante panel
de lana mineral natural.
7.- CARPINTERÍA EXTERIOR.
Para garantizar el máximo aislamiento térmico y acústico, así como la óptima
estanqueidad, se ha optado por una carpintería de ventanas y balconeras en
aluminio de 1ª calidad, combinada con un acristalamiento de doble vidrio tipo
Climalit con cámara de aire, cumpliendo la normativa vigente y el CTE. La
apertura será según el caso, corredera con cremona y manivela, abatible u
oscilo batiente.
8.- CARPINTERIA INTERIOR.
Para la entrada, se colocará una puerta acorazada de seguridad lacada por el
interior, las puertas de paso serán de DM macizas y lacadas en el color deseado
por el cliente.
Los armarios empotrados serán de puertas correderas.
9.- SANITARIO Y GRIFERÍA.
Los sanitarios marca Roca o simila con sistema de ahorro de energía y grifería monomando..
10.- INSTALACIONES de ELECTRICIDAD, TV, TELÉFONO, FONTANERÍA y AACC.
Instalación eléctrica según Reglamento Baja Tensión. Instalación de fontanería según normativa. Instalación de telecomunicaciones para TV/FM y telefonía según normativa. Tomas de TV en salón, dormitorios y cocina. Instalación de portero automático.
11.- INSTALACIONES COMUNITARIAS.
Instalación eléctrica según Reglamento Baja Tensión. Instalación de fontanería según normativa. Instalación de telecomunicaciones para TV/FM y telefonía según normativa. Tomas de TV en salón, dormitorios y cocina. Instalación de portero automático.
Todas las viviendas dispondrán de preinstalación de aire acondicionado.
